BUILD OUR HOME?
Although we have worked as design consultants
nationwide, our general contracting services are only
available within a forty-five mile radius of the Sugar
Grove/Aurora area. This proximity is critical, allowing
us to visit project sites on a daily basis. This also
allows us to utilize our tradesmen who have established
track records of high-quality techniques, products and
services.

ARE YOU TRULY A CUSTOM
BUILDER?
Yes! That is what our company is all about. We only
build custom-designed homes. Although we have
constructed many homes, no two are exactly alike.
Whether it's Traditional, French Country or Craftsman,
each and every one have been customized to meet the
personal requirements of the owner. You will find we are
very easy and fair to work with, even if there are
changes and adjustments during the construction process!

HOW MANY HOMES DO YOU
BUILD PER YEAR?
We purposely build only ten to thirteen homes per year.
While we have the market to build more, we have made a
conscious decision to stay just big enough to get volume
component pricing, but small enough to give our
customers the personal attention and detail they
deserve.

HOW MUCH WILL A CUSTOM
HOME COST PER SQUARE FOOT?
We do not price our projects using dollars per square
foot. Determining a price using this technique in custom
homes or remodeling is "guesstimating" and would be
tantamount to asking a car dealer how many dollars per
pound can you buy a car for today. Design, engineering
and pricing will all be affected by items such as site
conditions, easements, bulk plans (such as two-story or
ranch), product selections, builder allowances, shape of
the house, homeowner association requirements, etc.
These items will impact each project differently.
Comparing builders by price per square foot is only
feasible when comparing homes of the same style, size
and exact specifications. Wherever you choose to build
your home - Sugar Grove, St. Charles, Geneva or
Yorkville - the value you receive in an Ed Saloga home
is second to none.

HOW DO WE CHOOSE A
BUILDER?
1 :: Find out if the builder you are considering is a
member of a Homebuilders Association of Greater Fox
Valley. Most who belong to this organization are
professionals with a long-term reputation within the
community.
2 :: Ask friends and relatives for recommendations. Ask
about builders they have dealt with directly or ask them
for names of acquaintances that have recently had a good
experience with a builder.
3 :: Look closely at the homes the builder has completed
and those under construction - in other words, look
beyond the model. Do the homes represent the workmanship
and attention to detail you deserve?
4 :: Request the names of several of their most recent
clients. Call the client and ask them for their
recommendation.
5 :: You should feel comfortable with the builder and
have a good rapport with them.
6 :: Insist on working only with a builder who is
licensed and insured.
7 :: Check local building departments and business
bureaus for builders' reputations.
8 :: Does the builder attend regular educational
courses? Is the builder a national and local award
winner? Continued education and award receipt often
indicate that the builder is a professional, is
respected by his peers, and is knowledgeable in current
building trends.
9 :: Will the builder's name add value to your property
and to your biggest investment - your home?
10 :: When comparing proposals for homes, it is
essential that you compare apples to apples. It is easy
to lower the price by using lesser quality materials,
excluding amenities, ceiling height differences, open
soil problems, and much more. You should make careful
comparisons item by item.

DO WE NEED TO HIRE AN
ARCHITECT?
No! We are a full-service award-winning design/build
firm. We have worked with outside architects in the
past; however these account for no more than ten percent
of past projects. We specialize in the design/build
process. Being a smaller firm removes multiple layers of
responsibility for the project, insures greater quality
control, and is more cost-effective and time-efficient.
Even more importantly, our process means that you have a
personal relationship with the company that is creating
one of the most personal items in your life - your home!

HOW LONG DOES IT TAKE TO
BUILD A CUSTOM HOME?
This will naturally depend on the size of the house,
design intricacies, and the season. For example, once
construction begins, a 3,000 square-foot custom home
should take approximately six to seven months to
complete. Ed Saloga Builders has a ninety-five percent
on-time record!

This can vary widely from builder to builder as well as
service. Ed Saloga Builders provides a full, two year
written warranty. We supply prompt and professional
service. This is one of the reasons we have a
ninety-five percent referral rate.

IS ED SALOGA BUILDERS
LICENSED AND INSURED?
Yes. We carry all insurances on each home during the
building process including workman's compensation,
liability, and builder's risk policies. The State of
Illinois and most municipalities in the area license our
company and our sub-contractors.

DOES ED SALOGA BUILDERS
DO REMODELING OR FINISH BASEMENTS?
Yes, we do take a limited amount of these types of
projects each year, mostly from our past customers.
